At Final

The final inspection for occupancy will be on Wednesday April 10.  There is still plenty to do such as installing the glass shower door, the hardware on the kitchen cabinets, & closet rods.  We are expect the back ordered stair nosing to arrive on Monday.  Due to the rain last Friday we delayed the balance of the concrete work until Monday however the other trades also got pushed by the weather so we are now scheduled for Tuesday. The house cleaners were busy at work on the inside this weekend so just a few remaining items to handle.

During the summer months of warmer weather we will be busy painting the shingle walls, belly bands and some of the timber work.

We are all excited to have Dan & Traudi arrive at their new home on Thursday April 11

Last Week

Good progress this past week, electrical fixtures were installed, the fireplace was finished and the stair railing was completed.  Still in progress is the tile work, some minor exterior work and the concrete work for the driveway, sidewalk and patio.  Still a lot of small items to complete and it will be done in time, everyone is off   to celebrate Easter.

Loose Ends

Plenty to look after before the owners come to their new home: electrical fixtures, baseboards, fireplace stone, door hardware and a few other things lots of new pictures posted.

Getting to Final

This past week our time was split between two projects however we still made good progress in OK Falls.  The bathroom tile floors will be completed today, and half of the hardwood flooring is completed.  Decisions were made on the granite counter tops,  installation is expected early next week. Everyone is getting excited.  I will spend a few nights there next week to finish off some loose ends.  We expect to have everything ready for the Dan & Traudi`s return around the 6-8 of April

Exterior

The installation of the exterior is finally completed.  Depending on the weather, painting will be completed in May or June.

Interior & Exterior finishing

The exterior siding is painfully slow, however we expect to be finished by the 19th.  Final painting of the doors and trim work has started, the fir timbers for the pergola on the back deck arrived on Friday.  Monday the 11th is Family Day for BC so the boys have a much deserved three day weekend.

Cabinets & Exterior

The icy conditions have eliminated the safe use of ladders, the exterior will now have to be completed using scaffolding, much slower but safer.  The Cabinets are now installed and looking great.

Beams and Mouldings

The ceiling beams are looking good, expecting to paint them by next week.  The trim work around the windows and doors is completed, lots of caulking and filling to prep them for paint.  Cabinets will be installed on the 30th

We will spend the next couple of weeks doing the ceiling beams and the trim around the windows and doors as the cold weather has made it difficult to finish the exterior.

Painting & Siding

Wild weather this past week, heavy snow then excessive rain followed by a couple of sunny days.  The inside of the house is primed, and the upstairs walls are now painted with the first coat of the soft Tuscan yellow.  The interior doors are hung and we started the moldings on the windows in the dining room.  The  pre-painted 4 x 8 sheets of woodgrain panel are installed on the entire perimeter of the house.  The exterior color was changed to a warmer colour of tan and the trim on the top of the windows was changed to make it a bit wider.  The belly boards above and below the panels are primed, we'll wait for warmer weather to finish the painting.

Completion of Drywall

The tapers finished the taping mudding and taping on Saturday and are sanding today.  All the floors will be scraped swept and washed to ensure we remove all dust sources from the construction process.  We will start hanging the doors on Monday and proceed with door and window trim followed by the closet shelving.

Insulation & Drywall

The wind was aggressive on Monday night and it blew some of the poly off of the ceilings, however the crew managed to do the repairs and get it back in place for the inspection on just after lunch on Tuesday.  We started the drywall process immediately after the poly inspection.  As usual the ceilings were done first thus the poly is now firmly in place.  The crew is getting tired, Christmas is near so today is our last day of work until the 27th of December.  Just added a couple more pictures of the arches from the great room entering the hallway and the great room towards the kitchen, looking good!  Merry Christmas to all
